Less disruption and risk because we are only on site for an average of 5 weeks. From Sketch Start concepts to completion of the build we offer a streamlined and cohesive approach.
STEP 1 – RESEARCH + COMPARE

STEP 2 – DESIGN & SITE INSPECTION
YOUR HOME DESERVES AN ARCHITECT After you’ve spoken with our team and think we could be right for you, download our SKETCH START and provide relevant project information e.g. photos, plans, survey, your ideas and requirements.
Our Architect will explore different options for your home with your requirements in mind and will provide advice on planning necessities, logistical solutions, design options and estimated costs.
STEP 3 – DESIGN DEVELOPMENT + APPROVALS
This is the stage that a site inspection is carried out. This allows us to evaluate council regulations/requirements, access, design and orientation. We have a team of professionals who have successfully worked with local councils, private certifiers and other required parties.
MODE homes™ will provide a fee proposal to develop the initial design and to coordinate the approval and all necessary consultants. Consultant information and reports will be required for a development application (DA) or complying design certificate (CDC) MODE homes™ will coordinate the necessary consultants.
STEP 4 – CONTRACT + CONSTRUCTION
MODE homes™ will prepare and issue a contract specifying the scope of works and all inclusions and exclusions. Once the contract is signed and the 5% deposit is received, your project is ready to proceed.
Our factory process typically involves a 16-week timeframe for fabrication. MODE homes™ will install the footing system at your site 2-3 weeks prior to your modular home arriving.
Throughout the factory construction process we will happily keep you updated with progress reports and you are welcome to visit the factory at any prearranged time. This step is usually completed in a few days.
Site services such as power, water and sewerage can be arranged by MODE homes™ to be in place prior to delivery of modular home.
STEP 5 – DELIVERY + INSTALLATION
This is the final step in which we deliver and install your new home. MODE homes™ have delivered many homes throughout Australia, so you can rest easy knowing that your new home will be in perfect condition. Transport costs is the responsibility of you, the client.
Our installation team will be on site before the trucks arrive and the installation of your home will typically be completed in 4-5 weeks. Additional time should be allocated for extra works (e.g. decks and pergolas)
Upon delivery and installation your final progress payment of 10% is required.
Now that everything is complete, you can enjoy your new home.
PROGRESS PAYMENT SCHEDULE
- 5% of contract sum required as a deposit upon signing of building contract.
- 10% of contract sum required at ‘base stage’ (steel frame)
- 15% of contract sum required at ‘frame stage’ (shell)
- 35% of contract sum required at ‘lock-up’ stage
- 25% of contract sum required at ‘fixing’ stage
- 10% of contract sum required upon completion
